The Kiawah Island Lifestyle
The Kiawah Island lifestyle is an exceptional way of life
that has evolved with care guidance since the island first
began development in 1976. Residents enjoy 10 miles of flawless Atlantic Beach, five outstanding championship golf courses, two
tennis centers, the private membership Kiawah Island Club, plus a full range of outdoor activities. And historic Charleston is just a short drive away.
The River Course was designed by one of the greats, Tom
Fazio.
The Kiawah Island Club's "crown jewels" are its two championship golf courses, which offer Kiawah's only private golf experience. The River Course,
which was was designed by one of today's premier golf
architects, Tom Fazio, weaves through maritime forest and along the oyster banks and marsh grasses of the Kiawah River and Bass Pond.

The island's natural beauty presses in on the golf course.
The second course, Cassique is the first solo-designed course in America by five-time British Open winner Tom Watson. Named for a clever Kiawah Indian chief of the 17th century, it too is set along the Kiawah River where it meets the Atlantic. Cassique
represents an exception marriage--the combination of the
characteristics of a classic British Isles links course with an extraordinary Carolina Lowcountry setting.

There are 10 miles of Atlantic beach to stretch out on.
The Kiawah Island Club is an example of prime sea-island living with clubhouses set on some of Kiawah's most dramatic settings. The Robert A.M. Stern-designed Beach Club overlooks one of the Island's most secluded stretches of beach.
The River Course Clubhouse is located on a tranquil, oak-filled site along the Kiawah River where 18th-century settlers created the
island's first homes. Cassique, reminiscent of a 19th-century English country home, lies amidst rolling dunefields and Lowcountry marsh savannahs.

The River Course Clubhouse.
From its complex of pools at The Beach Club to its rubico tennis courts at The River Course,
The Kiawah Island Club provides a full complement of exercise facilities. Lap swimming and organized water aerobics are available, and a state-of-the-art Fitness Center at The River Course features today's leading exercise machines and free weights, along with the services of a certified fitness trainer.
Sasanqua, the Club's new full-service spa, offers signature treatments and products derived from indigenous
ingredients.

Environmental Development Philosophy
Kiawah's phenomenal success can, to a large extent, be attributed to the developers' extraordinary commitment to long-range
planning, community executives say. From the beginning, the development philosophy included a deep devotion to letting nature have its way.
Before development began in 1976, scientists and planners were sent in to analyze and document the physical characteristics of the island.
A Master Plan was created that balanced the social, recreational, and commercial needs of the island's residents.

In keeping with the Master Plan, the higher density land uses are grouped into manageable zones on land suited for more intensive
use. Environmentally sensitive areas are reserved for less concentrated development or no development at all.
Prior to construction, all buildings and landscaping plans must meet the approval of an Architectural Review Board. Wood stains are favored in lieu of paint to achieve a closer blend with nature's colors. When construction requires significant trees be removed, replacements must be planted. The preferred landscaping is relaxed and unobtrusive, allowing nature itself to take credit for the Island's splendor.

The Settlement
The Settlement is one of Kiawah's most enchanting new neighborhoods.
This private enclave is surrounded by golf holes that lace their way through stands of maritime forest and run alongside vast stretches of salt marshes and river. Just a short walk away
is your private club.
A private Kiawah Island Club community, The Settlement affords access
to Kiawah's most dramatic beach, river, and marsh settings,
plus The River Course and its clubhouse. Golf, the Day Spa, tennis, fitness
facilities and dining are all "just down the street."

Further afield is the Club's second championship golf course,
Cassique, which features an elegant new clubhouse and the
Voysey restaurant. And at the opposite end of the Island, the Beach Club offers club members swimming, beach service and fine dining.
A homeowners' association, special architectural and landscaping guidelines, and a security gate for privacy are all part of The Settlement's distinctive ambiance.
